Small Estate Summary Administration
A loving mother of three (2 girls and a boy) and grandmother to their children (all have kids), moved to Florida from Pennsylvania around 1992. She was retiring and purchased a condo. Over the years, she enjoyed her sunshine retirement and hosted family and friends. One of her daughters together with a granddaughter moved to Florida to be with her. Around a decade ago, the grandmother fell ill, and her daughter and granddaughter took care of her in her home. She told her family that she wanted the daughter and granddaughter to get her condo. She passed away more than 3 years ago.
But the grandmother did not have a will. After all these years, the condo was still owned by the estate of the grandmother. The heirs sough us out to help. We filed for a summary administration to settle the affairs with the condo. The court ordered the condo transferred to the intestate heirs (the 3 children), and then a special warranty deed was processed by a title company for the deed to transfer from the three heirs to the one heir (daughter) and her child (granddaughter) as the grandmother had intended. The estate was officially closed and the grandmother’s wishes were realized.
