Eventually, Dr. Tenant located a new construction medical condo space that fit the bill. We worked with the landlord to obtain significant tenant improvement allowance money for Dr. Tenant to build out his space, which was originally delivered in gray shell condition. In the lease, we focused on the TIA, the term, the rent, and the condition to be delivered–with proper sizing on electric, water, and plumbing for Dr. Tenant’s future dental clinic.
The process of lease negotiation was about 8 weeks, including the LOI and the lease signing. Upon signing, Dr. Tenant proceeded with contractors getting permits and building out the space to suit his purposes.
